There was a Real Estate speaker with a national radio talk show who claimed he could go into any town in America with a thousand dollars and a pick up truck and buy five properties in a year. Actually I think it was six months but hey, let’s give it a year.
Some one took him up on it, and he did what he said without a lot of fan fare. I always thought he was a big time guy with tons of money, so it was easy for him to leverage into properties. That’s not what he did.
It’s so simple that a child can do it; he went into town and set himself up as a Real Estate expert. He drove around and put a flyer on every door of questionable repair and offered to buy the property, no money down, on a contract. He did that five times and bam he was done.
Now what? How did he convince people to sign over properties? It was easy, with some hard work. He set himself up in the worst house in town. He cleaned out the property. The yard was cut, the front fence was painted and he was on his way. He worked on a lot of properties in that six months. In a smaller community word spreads. He was able to buy, sell, or trade when most people wouldn’t.
If you think about it for a few minutes; a stranger comes to town then starts fixing things every one else takes for granted. The local Real Estate office was getting more action because people were more concerned about thier properties. What he said in his syndicated show was that it was hard to stop at just five properties. He sold one for a profit rented a couple then sold the other two for a wash.
If he were to do the same thing today he would need ten thousand dollars and a truck, but the idea is still the same. People are interested in the Real Estate business. People like success or being associated with success. As far as being an expert, my brother says there is a hundred mile rule. In your own town you may be a bum, but if you go a hundred miles and claim to be an expert you have a fifty fifty chance people will believe you.
